For the benefit of the guests, here's a list of the most frequently questions regarding our bed and breakfast. Please, check them and in case you have additional questions or doubt, do not hesitate to contact us, We are to your disposal for any information needed.



Is there free wi-fi in your B&B?
Yes, you can ask for the password when you arrive.
Are pets accepted?
Sorry, we love animals but we aren’t equipped to receive them..
Which floor is B&B?
It’s on the first floor. No lift.
Are there smokers’ areas?
You can smoke nowhere in public buildings for the Italian laws.
Can no registered guests at the check in come in?
Italian laws prohibit no registered guests to come in. If you need, you must inform the manager previously. Any infringement will be sent to competent authority
Is there the receptions?
NO because it isn’t a hotel. We receive our guests at the arrival time they let us know. At Check-in we’ll give you the B&B key and the room one. During your staying you’ll be completly indipendent.
Is the B&B close to public transportation?
Yes, we are located in the best city center. Every bus run in the nearest. The bus stop is around 100mt from us.
Does the B&B have parking facilities?
We do not own a parking facility, but you can find different ones (free and payment) around 200/300 meters away from the B&B.


What time is the check-in?
Rooms are available from 1:00 p.m. to 10:00 p.m.
If the arrival time is over 10:00 p.m., will I be received?
Certainly, but in this case you must inform us about your arrival time the day before. For late arrivals, after 22,30, an extra charge of € 15,00 per room will be applied in euro cash at check-in. Guests that don’t arrive at the time they have communicated will pay the same extra charge of € 15,00 per room.
Is the arrival time required?
Yes, your arrival time is required. Being the B&Bs are little lodgings managed by families, there is not a reception service open 24 hours as in a hotel, so that the guest has to contact the owner (by e-mail) to communicate his time of arrival, at least 24 hours before. To go to the b&b without having advised about time of arrival, can cause long waiting. This problem cannot be reason for a complaint or a refund.
What do you need at the check- in?

We need a valid Identity Card or a Passport to fill out a form of Public Security. You must pay cash the balance of your accomodations.

Can we anticipate the check-in?
Yes, according to disponibility. If you need you can specify when you book. If it won’t be possible you can leave your baggage in the B&B.
What time is the check-out?
You must leave the room at 10:30 a.m.
Is it possible to leave the room after 10:30 a.m.?
No, rooms must be left on time for cleaning them for the next guests.


What are the rooms like?
Rooms are large, with fine and elegant forniture, with ensuite bathroom (shower and hairdryer), wardrobe, bed with orthopedic mattress, desk, chair, air conditioner, TV, mini fridge and free Wifi. The rooms are very silent even if the B&B is in the center of the city, because the windows give to an inner courtyard and have soundproof double fictures. No smoking.
What time is the cleaning of the rooms?
The cleaning is between 10:00 and 12:00 a.m., except official holidays.
If I stay in my room between 10:00 and 12:00 a.m. will it be cleaned after?
No, until the next day.
Are sheets and towels included in the rate?
Yes they are.
When are sheets and towels changed?
Municipalities rules provide changing them every seven days, but our B&B changes them every three days, or before new guests arrive.
Are there air conditioner and heating?
Yes, there are.
Is there hairdryer?
Yes, in every bathroom
Is tap water drinkable?
Yes, it is.
Can we smoke in the rooms?
No, we have only no smoking rooms.
Is the bathroom private or shared?
Every room has got an ensuite private bathroom


What time is breakfast?
It’s from 8:00 to 10:00 a.m. included. Only if you want, there is a different rate without breakfast.
What das breakfast consist of?
Coffee, cappuccino, milk, chocolate, tea, orange juice, fruit, croissant, crisp bread, yogurt, butter, jam, honey, nutella.
What das breakfast consist of?
Certainly, please ask early (when you make the reservation) about allergies or different requirements. For this service you could have an extra charge depending by your requests.


How can we book a room?
You can book online, by phone or by e-mail to, indicating the kind of room, number of guests (adults and children), cell telephone number, date of arriving and leaving.
Must we pay in advance when we book?
Yes, according to the seasons and the nights number. Only for “non refundable” reservation all the rate of the accommodation must be payed on booking. For more informations you can consult our reservation policy.
How can we pay?
You can pay in advance with credit card or wire transfert. The remaining cash when you arrive. For more informations you can consult our reservation policy.
What kind of credit card are accepted?
All cards accepted by PayPal(MasterCard, Maestro, Visa, Discover and American Express)
Can I make a reservation even if I haven’t got a credit card?
Yes, but only if you’ll arrive not before five days from your reservation. You can pay the down payment with a “wire transfert”.
Do you ask for the data of my credit card?
No, never. You must be wary of every e-mail asking for details for us. The only payment in our B&B must be made with the safe server of Paypal bank.
Are there more extra rates at our reservation?
No, there aren’t.
How can I know if my reservation is ok?
You’ll receive a first e-mail confirmation and afterwords another e-mail with all the informations you need.
What can I do if I haven’t received an e-mail confirmation?
We suggest you to contact us by phone.
Is there a minimum number of nights for the reservation?
Not usually. Only in some periods of the year with special events, festivity or in the high season your staying must be of two nights.
Can we reserve a room for some hours?
Sorry, the minimum reservation is one night.


Are the room rates per person or per room?
They are per room per night.

Yes, they are

When must I pay the remaining cash?
You must pay cash at the arrival time. You need a valid Identity Card or a Passport to fill out a form of Public Security. If you haven’t got a valid document you can’t enter B&B and you can have no refund.

You must pay more only if your request is out of time limits. Please consult our procedure of cancellation.
How can I know if my reservation as been cancelled or modified?
After asking cancellation or change, you’ll receive an e-mail and, if it’s due, we’ll send the refund of the payment in advance according to OUR CANCELLATION POLICY
